Over the last 30 days the average list price was $341,259 against an average sold price of $299,926 — a gap that tells buyers they still have room to negotiate. At 4.2 months of inventory, the market is genuinely balanced. Rachel addressed the Blue Oval slowdown directly: the data shows no major pullback, with steady buyer interest and healthy inventory.
