Summary

Rachel Brantingham returned from a week in Italy with the numbers: 421 active listings, 103 sales over the trailing 30 days, and approximately 4.1 months of inventory. She sees that figure as a sign of improvement, since inventory has come down from 4.4 to 4.3 to 4.2 and now 4.1.

Her message to Hardin County: the local housing market is steady, buyers are being intentional, and the thing to watch is whether lower interest rates bring buyers off the sidelines in the next 60 days.

The week in numbers

From October 15 through October 21, Hardin County had 29 new listings, 18 homes go under contract and 23 homes close. There are 421 active listings on the market. Over the trailing 30 days, 103 homes have sold and the average days on market is 82. The average list price is $348,103, the average sold price is $312,214, and the median sold price is $284,900. That puts Hardin County at approximately 4.1 months of inventory.

Rachel pointed out that the median sold price "dropped pretty significantly" from where it has been sitting, which was right under $300,000. She also noted the gap between list price and sold price, and said buyers, because of the "the market is bad" mentality she hears, are being "very aggressive" on purchase prices. Days on market ticked up a little, and she hopes to see that come back down over the next couple of weeks. The numbers come from the Kentucky Association of Realtors data she reports each week.

Not bad: consistent

"There's a mentality that the housing market here locally is bad," Rachel said, and she disagrees. "We've been at 4.4 months of inventory, 4.3 months of inventory, 4.2 months of inventory. Now we dropped to 4.1 months of inventory." Her read: "We are actually improving."

"It is not bad. It is consistent. It is standard for this time of year," she said. She credited a community driven by a lot of consistent businesses and Fort Knox, and she thanked military partners. The market is still moving, but buyers are being very intentional.

Interest rates

Rachel was upfront that rates are a moving target and that she is not the lender. She said that when she left for Italy, rates "were up in the sevens," and that she had even heard talk of eights. By the time she came home they had dropped back into the sixes, and as of the day the segment was recorded, October 23, into the low sixes. "I'm not saying it's because of me," she joked.

She said she expects a bump from that over the next 60 days, with buyers who have been sitting on the sidelines coming back. When she mentioned a figure, she was clear about its limits: "I'm roughly at like a 6.375. I can say that because I'm not a lender, so no one can hold me responsible. Obviously that's based on your credit and a million other factors, so don't quote me on that rate. Simply call your local lender who you trust to see what you qualify for."

Advice for sellers

People are still on the move, Rachel said. The big gap right now is between under contract and closed, because buyers are being very particular about what they invest in. Her advice: "It wouldn't hurt to have a pre-inspection done on your home if you're a seller," so you know about the issues and have them fixed before you get under contract.

A milestone

Rachel closed with a shout-out to her team. The Brantingham Group has officially reached $50 million in sales volume, both pending and sold, for 2026. She thanked the community for it: "that milestone for us in our careers is only achieved by the amount of individuals who have allowed us to help be their problem solvers." What she is watching in the next several weeks is what interest rates do and whether the steady local market gets a new boost.
